Can you hold a place before I apply?
No. All properties are rented on a first-come, first-served basis once a completed application and required fees have been submitted. To secure a home, we recommend applying as soon as possible. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Move-in costs vary by property. Typically, tenants pay the first month’s rent and a security deposit before moving in. Some homes may also require last month’s rent depending on owner requirements. -
How old do you have to be to apply?
Applicants must be at least 18 years old, or the legal age required to enter into a binding lease agreement in your area. -
Is the deposit refundable?
Yes. Security deposits are refundable as long as all lease terms are met and the property is returned in good condition, aside from normal wear and tear. Deductions may be made for unpaid rent, damages, or required cleaning. -
Who needs a cosigner?
A cosigner may be required when an applicant does not meet income, credit, or rental history standards. Cosigners must meet financial qualifications and sign a guarantor agreement. -
How do I apply for a property I want to rent?
Applications are typically submitted online and must include the application fee, proof of income, identification, and any other required documentation. -
How do I pay rent?
Rent can be paid through the online tenant portal, where you can make one-time payments or set up automatic withdrawals. Additional payment options may be available depending on the property. -
I want to get a pet—what should I do?
Review your lease and contact management before obtaining a pet. Some properties allow pets with additional deposits or monthly pet rent, while others have size, breed, or quantity restrictions. -
I want to move out, but my roommate wants to stay. What should I do?
All tenants listed on the lease are responsible for its full term. If one roommate wants to stay, they may need to re-qualify on their own or find an approved replacement tenant, subject to management approval. -
My lease is ending and I want to move out. What should I do?
Most leases require written notice prior to moving out. Check your lease for the required notice period and submit your notice to vacate in writing before the deadline. -
Who is responsible for repairs and maintenance?
Property management handles routine repairs and maintenance requests. Tenants may be responsible for issues resulting from negligence, misuse, or damage beyond normal wear and tear. All maintenance concerns should be submitted promptly through the designated portal.
