Are you licensed?

Can I reach you after hours?
Yes. We provide an emergency contact for urgent issues outside normal business hours. Routine inquiries are handled during standard office hours. -
Can rental income be deposited directly into my bank account?
Absolutely. We offer (and encourage) direct deposit for owner disbursements to ensure fast and secure transfers. -
Do I get to review or sign the lease?
As your property manager, we handle the lease signing on your behalf unless otherwise requested. -
Do you also offer real estate sales services?
While our sole focus is property management, we have a great referral network that we can provide to discuss available options if you are interested in buying or selling real estate. -
How and when do I receive my payments?
Owner disbursements are sent on a regular schedule—typically via direct deposit—after rent has been collected and applicable expenses have been processed. -
How is rent collection handled?
Tenants can pay rent online or through other approved methods. Late payments are addressed according to the terms outlined in the lease agreement. -
What is the typical lease term?
Most leases are for a 12-month term, though alternative options may be offered depending on market conditions and owner preference. -
How much is the security deposit?
Security deposits follow local legal requirements and market standards. The exact amount may vary based on the rental rate and tenant application criteria. -
How soon can you start managing my property?
We can begin immediately once management agreements are completed and the property is ready for leasing. -
What types of properties do you manage?
We manage single-family homes and multi-family properties. -
What reports will I receive, and how often?
Owners receive regular financial statements detailing income, expenses, and maintenance updates. Additional reporting is available upon request. -
Who holds the tenant’s security deposit?
Security deposits are kept in a designated account in compliance with local and state regulations. -
Am I required to accept Section 8 tenants?
Yes, Colorado House Bill 25-1240 makes it illegal for all landlords, regardless of size, to refuse to rent to someone because they use a housing subsidy like a Section 8 voucher.
